That experience means ED3D actually understands how to collect the data properly, and how it is to be used when implemented into the clients operations. A CAD firm that has no field experience does not and cannot understand what an As Built set of plans are and why they are so important.

All CAD Design and Drafting work is performed on state of the art CAD workstations, utilizing a variety of software packages. Scanning is included in our services to provide the quickest and most cost effective document conversion possible.

Below is a list of common plans needed and a basic scope.

Interior Floor Plan: ED3D Standard Floor Plan includes interior and exterior walls, windows, doors, openings, skylights, exposed beams, stairs, soffits, built-ins, plumbing fixtures, HVAC registers, accessible measurable spaces. Does not include exposed framing, electrical or lighting.               

Basic Floor Plan: ED3D Basic Floor Plan is minimal in details, but locates all walls, windows, doors, columns, posts and stairs. Does not include window type.

Note both plans includes a poly-line of walls and jambs only. Exterior wall line is defaulted at 6" offset.

Exterior Floor Plan: Usually needed for space planning, this includes balconies, attached decks and patios with direct interior access. 

Site Plan (Landscape Survey) This is not a Land Survey!  Our Standard Site Plan illustrates structures, key surfaces and major landscape elements relative to each other. Also, the power drop, exposed utilities, and Roof Plan(s).

Our Landscape Surveys do not include topography elevation lines.

Property Line dimensions and bearings are extracted from tax assessor maps. They are illustrated and placed relative to public right-of-way and legacy landmarks i.e., garden walls, hedges, etc.

The precise and legal location of the property lines are not determined and not guaranteed by ED3D.

 Basic Site Plan illustrates structures, roof outline, and key surfaces relative to each other. No roof plan or garden details

Roof Plan: Roof outline with valleys, ridges, hips, slope drainage, parapet walls, and mechanical equipment. Does not include HVAC ducting or plumbing. 

Roof Framing Plan: Includes plate, ridge, rafters, posts, purlins, etc., with member size & frequency annotations.               

Electrical & Lighting Plan: Includes lighting, receptacles, switches, control panels, and communication devices. No wire diagram.   

Reflected Ceiling Plan: Includes lighting, molding, ornamentation, HVAC registers, soffits, exposed beams, and skylights. Requires Floor Plan.   

Reflected Ceiling Plan + Fire: Includes lighting, molding, ornamentation, HVAC registers, soffits, exposed beams, skylights and sprinkler heads. Requires Floor Plan.          

Fire Protection Plan: Includes fire sprinklers, fire sprinkler valves, fire extinguishers, fire hose, fire hose cabinets, and sprinkler supply mains, in plan view.      

Foundation Plan: Includes footings, foundation wall framing, columns, piers, posts, girders, sills, joints and slabs. Visible components only.

Equipment Plan: Includes boilers, furnaces, pumps, valves control systems, compressors, etc.. Visible components only. Requires Floor Plan. Level of detail may be customized by client.

Mechanical Plan: Documents complete HVAC ducting and equipment system. Hidden ducting to be exposed by others. Requires Floor Plan. Includes visible HVAC ducting and equipment only. Requires Floor Plan.

BOMA Plan: BOMA chart delineating usable and rentable areas with floor plans per ANSI standards. Requires Floor Plan.     

Plan Detail/ Inventory : Annotate and dimension specific client identified areas and fixtures within Plan views.

Elevation Detail: Annotate and dimension specific client identified areas within elevation views.

Structural Detail: Annotate and dimension specific client identified structural areas.

Schedules/ Inventory Used for branding and maintenance.

Finish Schedule: Includes interior walls, trim, casing, base, flooring, ceiling, and molding finishes. Requires Floor Plan.

Sash & Door Schedule: Includes width, height, material, type, quantity, style and notes. Requires Floor Plan.

Historical Report: Our drawings and field documentation meet or exceed HABS HAER specifications. Database Field Report. Historic American Buildings Survey/Historic American Engineering Record/Historic American Landscapes Survey

Photo Report: Digital photos of site or structure, delivered via printed and/or digital media. Includes embedded thumbnails in drawings. Minimum of 20 photos.

Lease Standard Report (BOMA): Details usable and rentable space with floor plans per BOMA ANSI standard. Used to provide consistent results in measuring and calculating real estate space.

Audit Report: Audit and verify client drawings verses structure or site with redline measurement annotations. Summary report of findings.

Elevations

Exterior Elevations: Detailed illustration of exterior ornamentation, siding, attached structures, equipment, decorative ornamentation, trim, doors and windows. Also includes finish material annotations, and key dimensions including floor to ceiling heights and header heights.       Single line representation of major structural elements only, including walls, windows, doors, openings, stairs and roof. No trim, ornamentation, or material annotations.

Interior Elevations: Illustrates all elements attached to walls, including heights of walls, window, door, and trim detail including built-in elements, fireplaces, bookcases, etc.   Single line representation of major structural elements only, including walls, windows, doors, openings, stairs and roof. No trim, ornamentation, or material annotations.

Site Relative: Illustrates structures and their relative location to each other. Delineates structures at grade - includes finish floor, ceiling, etc. Single line representation of major structural elements only, including walls, windows, doors, openings, stairs and roof. No trim, ornamentation, or material annotations.

Views: North, South, East, and West are the typical exterior elevation views provided with auxiliary views available upon request. View nomenclature is adjusted based on nominal site orientation or customer specifications.      

Section Details  and Foundation Plans

Cross Section: Cut through shortest span of structure from foundation through roof. Includes walls, windows, doors, floors, ceilings, and observable major structural elements only. Precise structural data, lumber size and spacing etc., are not Standard - but are available when upon client specification

Long Section: Cut through longest span of structure from foundation through roof. Includes walls, windows, doors, floors, ceilings, and observable major structural elements only. Precise structural data, lumber size and spacing etc., are not Standard - but are available when upon client specification

Site Section: An illustration cutting through the span of a Site Plan (Landscape Survey). This drawing provides a section illustration of structures and topographical elevation changes along the cut line.

Column Grid: Locate and justify all visible columns with member size and frequency annotations. Grid to overlay on floor plan drawings unless otherwise specified..

Foundation Plan: Includes footings, foundation wall framing, columns, piers, posts, girders, sills, joists and slabs with member size and frequency annotations.

Structural Detail: Annotate and dimension specific client identified structural areas. Any necessary demolition to be done by others.
